- "Garden book", it is also a "membership card" - this is a document confirming the membership of an individual in a gardening, country or gardening non-profit partnership (SNT, DNT, ONT). This means that a person at one time did not formalize the property, but has the right to use the site as a member of the partnership.
In addition to reducing the price for this site there is still a huge plus: when buying you do not have to run around the BTI, cadastral and registration chambers. By law, you are simply admitted as a member of a partnership and are allocated the land plot of the previous member (which, accordingly, is excluded). In practice, everything is even simpler: you come to the chairman of the partnership, probably with him draw up a receipt in the transfer of money and rewrite the membership book.
Further, if there is a desire and you have not previously privatized anywhere else, then you have the right to privatize this site. If previously privatized, then you have the right to redeem this site in the property at a cadastral value (a write-off price).
There are minuses. 1. Sooner or later you or your children will have to file documents and run through the cadastral and registration chambers (ransom in ownership, sale, inheritance). These are additional costs and nerves. 2. There is a possibility that the site has already been privatized by someone before the creation of the cadastral and registration chambers (up to 1999 year), and you pretend that it has not been privatized. Then maybe a companion will appear.
- This is certainly a site that is not properly registered in the property (although the ancient Soviet certificate of granting a site somewhere and lying around). All the "purchase" will be formalized by a decision of a board or a meeting of the members of the SNT on admission to the membership thereof. I do not recommend it, although this is an excuse for a STRONG price reduction.
